Charles Y Armstrong Broker Capital Ranch Sales

A NOTE FROM YOUR LAND BROKER, CHARLES

Snow?? Yep!

While the snow was quite a surprise, we’ve been experiencing wet and cold weather for the past several weeks. When I reviewed my January newsletter, I realized that I’d mentioned how warm it had been for the winter season, and it’s been quite the opposite since. However, the rain is certainly welcome, and I hope there is more to come.

Two weeks ago, the team at Capital Ranch Sales celebrated the firm’s success in 2024 at our annual awards ceremony, where we enjoyed a great dinner and fellowship, handed out awards, and partook in a bit of forecasting for the year to come.

On the topic of this next year, I think it’s important to recap what we saw in 2024 in the rural lands market. If you read this newsletter each month, it will come as no surprise to you that the overarching tune on the market as a whole was that transaction volume was significantly down, and price per acre showed a flattening trend as the year progressed.

While the rural land market is dynamic and ever-changing, it never hurts to take a stab at where we might be headed in 2025. Generally speaking, I am very optimistic about the future. Prices have seemingly plateaued, and coupled with the expected increase in inventories, buyers will likely be more active than they were in 2024. If that happens, we will see an increase in sales volume and a more lively market than most experienced last year.

As always, we will keep our fingers on the market’s pulse and do our best to keep you in the know through these monthly newsletters. Until next month!

Wildfire: Preparing the Ranch

We are excited to announce the release of our most recent publication, Wildfire: Preparing the Ranch!

I was thrilled to be asked to join as a co-author on this handbook, which was primarily drafted by Dr. Morgan Treadwell, one of the nationwide experts on fire and rangelands. Information covered in the handbook includes sections on risk management, grazing management, firebreaks, infrastructure protection, fire-smart landscaping, evacuation considerations and preparations, and more.
