As mentioned in last month’s newsletter, the early reports predicted near-historic population numbers for doves. Based on every conversation I’ve had with people who have had a chance to get into the field, it’s been easy limits thus far. Hopefully, that keeps pace as the season progresses!

Unfortunately, the real estate market has not been as hot as the reports coming from the dove fields. We continue to bring great ranches to market (6 since our last newsletter), but the buyers have not been as motivated as the sellers.

While the FED dropped rates by a quarter of a percentage point, I am of the opinion that this will do little to no good to motivate the ranch buyers we transact with. Interest rates undoubtedly matter; however, the segment of our market is still heavily traded in cash, and cash buyers are driven more by certainty and faith in the market/economy than small interest rate adjustments. That is why, for sellers, we continue to preach patience and pricing!

As we enter Q4, it will be interesting to see how 2025 ends and the indicators that will reveal themselves as we start to forecast the year to come. There are still great opportunities on the market today for the willing buyer, and one thing that we can always hang our hat on is that rural land in Texas is a sound investment.
