Deer season opens across the state in the morning! For most of our readers, this is welcomed news, and the extended forecast is calling for a drop in temperatures, which only adds to the excitement. As I like to say at the opening of every hunting season, I hope you find the time to get out and enjoy God’s creation with friends and family alike. There’s nothing like it!
In August, the USDA released its annual Land Values Summary for 2024. This report looks at the average value for agricultural real estate across the country, but for the purpose of this email, I would like to highlight how Texas performed.
The Farmland real estate average value is $2,800/acre, a 7.3% increase from 2023.
The Cropland average value is $2,570/acre, up 3.2% from a year ago. This includes an irrigated average of $3,150 and a non-irrigated average of $2,500.
The Pastureland average value is $2,200/acre, up by 6.3%.
While the increase in average value overall is no surprise to someone who monitors this data closely, it does serve as a great reminder that Texas real estate is still a sound investment. It’s tangible and provides an opportunity to create lasting memories for you and your loved ones. There are certainly ebbs and flows in the market, but it’s been proven with historical data time and time again that land is a great asset to own.
