Charles Y Armstrong Broker Capital Ranch SalesA NOTE FROM YOUR LAND BROKER, CHARLES

As I write this, the temperatures are in the 40s, and a majority of the state has received much-needed rainfall over the past couple of weeks.

With dove season winding down in the North Zone and closed for six weeks in the South and Central Zones, the reports I’ve received have been outstanding statewide. There have already been some fantastic deer harvested during archery season, and with rifle season opening this weekend, the excitement is palpable. I hope you will find time to get in the field and enjoy the chase with friends and family!

Not much has changed on the ranch real estate front since the last newsletter you received. Buyer activity and transaction volume are still down due to elevated interest rates, inflation, and general uncertainty in the economy. That being said, we’re still seeing plenty of accurately priced, well-marketed ranches moving in a responsible amount of time.

As always, if you’re looking to buy or sell, please let me know! I’d be honored to add value to the process.

See ya next month!

Texas deer population forecasted to rebound from drought conditions

Texas Parks and Wildlife Department (TPWD) biologists expect deer hunters statewide to have plenty of opportunities to fill freezers this season thanks to widespread, improved habitat conditions.

“Overall, the 2023-24 deer hunting season is expected to be good in terms of harvest numbers and opportunities, so don’t let the chance to spend time afield with family, friends and fellow hunters pass you by,” said TPWD White-tailed Deer Program Leader Blaise Korzekwa. “Texas has one of the longest deer seasons in the nation, so take some time this fall and winter and enjoy one of the best deer herds in the country, right here in your home state.”
