We are off and running into 2026! As we come out of the brutal winter storm that affected most of the state, I’m left longing for spring days when ranches are in full bloom and at their prettiest.

While it’s obviously too early to have a feel for how 2026 will shake out, the Texas A&M Real Estate Center recently released its outlook for 2026 and 2027, which calls for a slight increase in transaction volume and a slight decline in overall pricing.

Typically, these two metrics coincide; prices drop, buyers react, and more ranches are sold. What I’ll be interested in seeing in 2026 is this: are prices actually dropping? Or are sellers becoming more realistic with pricing? The second option would mean that the sales price is not a reflection of an overall drop in pricing, but instead it reflects the actual market value. I personally believe that the latter will be the case.
